$101,725.78/annual Compensation for this position will be
determined based on the candidate's experience, skills, and
qualifications. Final pay may vary depending on factors such as
prior experience, expertise, and specific requirements of the role.

Oversight of all building related activities at all credit union
physical locations. Responsible for the security, maintenance and
services of work facilities to ensure that they meet the needs of
the credit union and employees and comply with applicable safety
and security protocols. Provides for all facility, construction and
associated maintenance and renovations to include plumbing,
electrical, HVAC, telephone, lighting, drive-up systems,
sound/music, power generation and back-up, structural, roof, paint,
elevator, appliances, including the purchase of new or replacement
equipment. Electronically tracks all issues and actions taken.
Ensure that the lighting, plumbing, heating, air conditioning and
ventilation systems are operating properly to provide appropriate
working conditions for employees. Identify, negotiate, and manage
all contracts and vendor relationships for all building services
including physical security, janitorial, waste removal,
landscaping, snow removal, HVAC, electrical, and plumbing. Monitors
and ensures contractor compliance for company contracts including
but not limited to: landscape, janitorial, HVAC, carpet, elevator
and snow removal. Coordinates and tracks contracts for janitorial,
grounds maintenance and waste disposal at all branches. Prepares
bid specifications for company and oversees the implementation
contract. Maintains a file of vendors for all facility related
functions. Inspect buildings’ structures to recommend the need for
repairs or renovations. Works as a liaison between general
contractor or vendor, to ensure construction projects remain
on-time and on-budget. Act as facilities lead on all major
renovations and new construction projects and serve as the
construction lead on enterprise construction projects. Supervise
the design and upkeep of all credit union grounds and landscaping.
Act as a liaison for landscaping and snow removal services. Create
a rolling 5 year facilities and maintenance plan including a
comprehensive preventative maintenance plan and strategy to ensure
all HFCU physical assets are maintained in accordance to the plan
and in keeping with the HFCU brand. Ensure compliance with all OSHA
and other safety requirements. Develop and maintain a facilities
management documentation and backup plan. Act as the facilities
liaison for all HFCU facilities leases. Communicate with Lessor or
Landlord on issues that arise ensure that the Lessor/Landlord
provides all aspects of service/compliance with lease terms.
Negotiate renewals and renewal terms as appropriate. Responsible
for physical security at all credit union locations. Act as
administrator for employees’ physical alarm authorization and door
key access. Act as liaison with credit union’s alarm system vendor
and electronic door key access vendor. Maintains adequate inventory
of maintenance products used in all buildings. Manage installation
of video systems and coordinate ongoing maintenance; make
recommendations for changes. Responsible for the development,
maintenance, and tracking of HFCU's facilities budget, including
accounting for depreciation and replacement value of physical
assets as well as ongoing maintenance expenses. Oversight and
administration of credit union’s office supplies. Act as
administrator for credit union’s office supply ordering system.
Maintain office supplies in main supply storage room at credit
union’s operational center in Littleton. Establish operational
standards and procedures that promote energy efficiency and energy
savings in buildings and equipment. Must comply with all company
policies and procedures, applicable laws and regulations, including
but not limited to, the Bank Secrecy Act, the Patriot Act, and the
Office of Foreign Assets Control. Oversee annual facilities budget
development, forecasting, tracking, and reporting, ensuring
alignment with organizational financial goals Lead procurement
activities for facilities-related goods and services, including
sourcing, bidding, contract evaluation, and vendor selection in
accordance with purchasing policy. Knowledge/Skills/Experience
Required: 5 – 8 years of experience in facilities management or a
relevant position. A Bachelor’s degree. State approved driver’s
license. Certified Facility Manager (CFM) preferred. Excellent
interpersonal and communication skills. Solid problem-solving
skills with an analytical/critical thinking mindset. The ability to
make decisions while working independently. Attention to detail but
also the ability to see the implications for the bigger picture.
Excellent organizational, time management, prioritization skills
with the ability to handle a complex varied workload. Physical
Demands/Conditions Required: Perform primarily sedentary work with
limited physical exertion and occasional lifting of up to 75 lbs.
While performing the duties of this job, the employee is regularly
required to sit; use hands to finger, handle, or feel objects,
tools, or controls; and talk or hear. The employee frequently is
required to stand, walk, and reach with hands and arms. The
employee is occasionally required to climb or balance and stoop,
kneel, crouch, or crawl. Must be capable of regular, reliable and
timely attendance. Must be able to routinely perform work indoors
in climate-controlled shared work area with minimal noise, as well
as outside in various degrees of heat and cold. Equipment Used:
Individual must have ability to utilize various types of office
equipment including a computer/laptop and related software. MENTAL
AND/OR EMOTIONAL REQUIREMENTS Must be able to perform job functions
independently or with limited supervision and work effectively
either on own or as part of a team. Must be able to read and carry
out various written instructions and follow oral instructions. Must
be able to complete basic mathematical calculations, spell
accurately, and understand computer basics. Must be able to speak
clearly and deliver information in a logical and understandable
sequence. Must be capable of dealing calmly and professionally with
numerous different personalities from diverse cultures at various
levels within and outside of the organization and demonstrate
highest levels of customer service and discretion when dealing with
the public. Must be able to perform responsibilities with composure
under the stress of deadlines / requirements for extreme accuracy
and quality and/or fast pace. Must be able to effectively handle
multiple, simultaneous, and changing priorities. Must be capable of
exercising highest level of discretion on both internal and
